What Cotswold is built from
East Charlotte around Randolph Road and Sharon Amity Road, built out mostly in the 1950s and 1960s: brick ranch houses on generous lots, single-storey, with oak floors that in a great many cases spent thirty years underneath wall-to-wall carpet before somebody pulled it up.
A genuine mix — original owners, young families in a first house, and a steady run of renovations. Windows get opened here more than in the newer parts of the metro, because a ranch house with cross ventilation is pleasant in April and pleasant again in October.
The Cotswold problem
Spring and autumn do the damage, not July. Everybody worries about the heat, but a house running its air conditioning through a Charlotte August is also being dried by it, because a coil that runs is a coil that condenses water out of the air. The dangerous stretch is either side of that: six to eight weeks in April and May, and again in September and October, when it is mild enough that the system barely calls and the windows are open anyway. Indoor humidity then simply tracks whatever is outside, which in the Piedmont at those times of year means long damp spells with dew points in the sixties and no mechanical drying happening at all. A wool rug sitting under a coffee table through those weeks is at a moisture content it cannot shed, in a room with the air still, and that is where mildew starts in the foundation — not in the heat of the summer. Owners consistently report the smell arriving in the autumn and blame the summer that has just ended. A cheap dehumidifier running in the shoulder seasons does more for a rug in this neighborhood than anything anyone buys in a bottle.
