What Dilworth is built from

Charlotte's first streetcar suburb, opened by Edward Dilworth Latta in 1891 on 250 acres with Latta Park at the centre of it. Craftsman bungalows and the occasional Queen Anne on a tight grid either side of East Boulevard, with larger two-storey Colonial Revivals along Dilworth Road East and West, front porches on nearly everything, and original heart pine or oak underfoot in most of the older stock.

Restorers, hospital staff from the medical centre at the north end, and households who bought a hundred-year-old house on purpose. Floors are the feature here, so rugs are chosen to sit on them rather than to hide them.

The Dilworth problem

The rug pad does more damage in Dilworth than anything the rug walks through. A hundred-year-old floor has an old finish on it — shellac, varnish, sometimes several generations of both under a modern coat — and cheap pads are made of plasticised vinyl or foamed rubber. Plasticiser migrates. Held against an old finish through a run of eighty-degree days it softens the surface it is lying on, and the pad and the floor start to bond: you find out when you lift the rug and the pattern of the pad has printed into the boards. The rug suffers the other half. A solid pad is a vapour barrier, so a floor with a bit of seasonal moisture in it has nowhere to send that moisture except upward into the foundation of the rug, which never gets a dry spell because the barrier is permanent. And the pads themselves have a service life; after several summers they crumble, and the orange dust that comes out from under the rug is the pad breaking down, not dirt. An open, breathable pad and lifting the rug once or twice a year prevents all of it.
