What Weddington is built from

The Weddington problem
The crawlspace here is a clay problem before it is a moisture problem. Cecil clay is very nearly impermeable, so rain that falls on an acre of it does not soak away the way sand or loam would — it moves sideways, collects in the low ground, and sits. Under a house that means the crawl ground stays saturated for days after a storm that a neighbour on better-drained soil has already forgotten, and every one of those days it is evaporating upward into a space that vents to outdoor air in a climate where outdoor air is the wettest thing available. That vapour goes through the subfloor into the rooms above, and if the ducts run down there as well — which on a house this size they usually do — then the underside of the floor is being chilled at the same time, which is a good way to make a cold plane with damp air on both sides of it. The rug on top gets blamed. It smells, so it gets cleaned, and it smells again in six weeks, because the rug was only ever reporting the condition of the house. Washing the rug is worth doing and will not hold on its own: a ground vapour barrier under the house is the fix, and the rug is the smoke alarm.
